I suspect that many people are already satisfied with an ETF average of 6-8%. That would be too low for me.

Die Idee an sich ist nicht schlecht. Allerdings:
Dann brauchst du die Kundschaft (die Umsatz bringt) – das halte ich für sehr schwierig, weil doch keiner Geld ausgeben will, nur im auf den Spielplatz zu gehen. Du brauchst auch viele Kinder in der Nähe (und deren Eltern) – auch schwierig – wo soll das sein?
Bedeutet natürlich auch: du willst die Leute doch drin halten, damit sie konsumieren – also wäre Gastro / Cafe da drin angebracht – wieder Personal- und Geräteaufwand. Wenn das gut läuft, kannst du Leute damit locken – aber Gastro ist im Moment nicht der Brüller.
Nee – richtig lukrativ dürfte das nicht sein, aber dafür sehr teuer.
In einer Zeit in der die Verbraucher an allen Ecken und Enden sparen ist das eine ganz schlechte Idee.
Und bei der erforderlichen Grundfläche und Ausstattung dürfte das eine Investition in hoher 6-stelliger Summe sein. Dazu kommen laufende Kosten für Personal pp. Das müßte sich von den Eintritts- oder Mitgliedsgeldern finanzieren lassen. Nur in “reichen” Stadtteilen besteht da der Hauch einer Chance für.
Ja, aber es gibt viele behördliche Auflagen. Dazu muss man schon einiges an Herzblut haben um sich da durchzuackern. Finanziell reich wird man davon nicht
