Immobilienkredit bei Direktbanken?

Wie läuft ein Immobilienkredit bei Direktbanken ab? Wird da auch verhandelt? Geht das übers Telefon? Zudem man muss ja auch zum Notar und die Verträge unterschreiben? Kommt da einer von der Bank der ein paar hundert Kilometer weit weg ist?

The conclusion of the loan agreement with the bank does not need a notary. The registration of the basic debt also makes the notary simply with the data of the form, which was then sent to you by post and not handed over.

The documents on house, income and wealth can be transmitted digitally without any problems. I do not see what human contact would be necessary in the context of financing. For our financing, we had direct banks in the decision-making room for comparison. Personally we had to meet no one of them.

The documents can be uploaded easily. The property is actually visited at the on-site banks, even when financing is necessary the bank is not convinced of its value.

Very many financings are simply confirmed after paper.

The object is usually not checked on site, but on the basis of the exhibit. Important for the bank or lender is primarily only the situation. The bank just wants to know the exact address. It will then be checked by means of the residential maps and internal databases, which costs the square meter price in this street (even road sections verifiable). As the substance of the property is, it is only roughly checked by the Exposé. The situation, the equity and, of course, the positive creditworthiness of the buyer is much more important. This allows the bank to evaluate its risk.

This has been explained to me by a large comparison portal (which I do not want to call for advertising) on the phone. It was also surprising to me that the address of the object is much more important than building substance and condition of the object.

If the direct bank is required, local real estate experts may also at a distance. If there is just more risky pleasure in the business, you will probably solve it. If the risk is to be avoided, the direct bank will simply say no in the case of more critical financing. Since they can find farther away customers, it is easier to lean down customers.
