How to find a suitable architect?
Hello community…
I'm currently faced with the challenge of finding an architect for a club project. This naturally also involves finding a suitable design for the interior and, since every architect has different ideas and personal preferences, finding the right one from the vast array of architects.
The question would be:
Even if the financing of the project is secured, I am reluctant to inundate 20 different architectural firms with inquiries, have them develop these project ideas and then possibly have to pay each firm, which of course will detract from the budget.
What I fear, of course, and therefore the question, is that the "next best" architectural firm is not the ideal one and that you end up with the wrong partner.
Since the cost structure is somewhat confusing for me, I would like to know to what extent these offices could provide ideas (so that one can find the right partner) without drowning one in horrendous bills and thus reducing the budget.
Does anyone have experience with this?
Just look at online projects that were created similar to your wishes and ask who worked for them and how satisfied they were with them.
By the way, what you have described is usually done not only by an architectural office, but instead various specialist engineers are responsible or necessary, as well as interior equipment etc.
But first of all, you can contact an architect who would be in question after the above-mentioned search, because he could then lead such and then arrange, direct and monitor all necessary, in addition to the normal planning and application, the appropriate “placement” and good prices, for example by means of a tender or the like.
But don’t expect to get a complete plan for lukewarm before you make a promise. This will be a rough cost estimate when, at first, some sketched or simple first concepts will be, of course, where you will have to expect certain cost deviations, because finally, you can only determine more reliable prices when the first design or construction application planning has been created according to the requirements of the builder and the building office.
Here only for information, which price differences between the various types of cost determination and the ultimately real costs are legally permissible so that you do not start with false expectations. 😉
Will this be a new building or are you looking for an interior designer for the expansion?
It’s supposed to be a new building. There are far too few good clubs in Germany 😁
It should be possible for any planner, if he is not 80. Take a look (best for belly feeling) and make him a preliminary draft as you imagine.
A combination of architects for construction services, an engineering office for technical building equipment and an interior designer specialized in club equipment. The calculation of the planning costs is based on HOAI, i.e. on the estimated costs.
… there may be a structural planner. The club’s outfitter may come up with a light planner and an electro-acoustic planner. The technical building planner must be a professional for ventilation systems planning. A fire-protection report is probably required by the authority.
Since 01.01.2021 we are no longer bound to the HOAI from the field of architecture. It’s just a first orientation.
Thank you. Good to know. Is this also true for structural planners and ELT and HLS planners? How do public builders negotiate with architects?
Of course, it also affects all engineers, because it is the honorary order for architects. and engineers. 😉
The price is usually first calculated for the first cost determination determined according to HOAI.
Depending on the type and scope of the project (and/or the possibly well-known cost estimate of the competition), the whole is then sometimes negotiated and reworked cost-wise. However, the price is often maintained unchanged.
