Do you think this condominium is too expensive?

I'm completely in love, but I don't know exactly… It's a barrier-free condo with a separate entrance in a two-family house in the Rhineland, approximately 97 sq m, 2 rooms, a garden, and a private parking space (approx. 100 sq m). The apartment has been completely renovated inside and out over the last five years; heating from 1917, new windows, new bathroom, floors, doors, a new fitted kitchen, new electrical system… New terrace, new garden, new fences… The house was built in 1985 and there are no reserves, nor any maintenance fees due to the two-family house… Costs are shared… Meters are separate… The apartment is essentially a bungalow, which I've been looking for for a long time, in a quiet location very close to the center… Purchase price just under €240,000 (I tried to buy it privately for €280 a few months ago), now through an estate agent…

Practically nothing needs to be done, and it would be for me and my mom…I have a disability, and my mother isn't getting any younger…If we were to buy a house, we would face completely different and unexpected costs.

Together we earn about 4k net.

What monthly costs should we expect?

Two rooms? Isn’t that a little for two people?

Whether the price is correct, you can only recognize on the basis of the actual location of the property. “Rheinland” can be both city and absolute Pampa.

I don’t know if it’s too expensive. In Munich it would be too cheap to be too much in a small anode in the deepest Thuringia.

You can’t answer what costs you have to pay. This also depends on some factors. Your income, your equity, interest, courtage etc.

First of all, you should inform the city whether it is planned to be built or refurbished. You can participate in roadwork.

Okay, so at first glance this sounds like a fair deal, especially because the apartment is top in shot and you can move in directly. Without reserves, you have to put something on your side for repairs later. With 4k net a month, it should work. Take care of what other apartments cost in the area, just to make sure. And without house money – great, there is more in the bag.

You’re gonna have to go to the bank and they’re gonna blame you. If you don’t have 50’000 equity, you can discard your thoughts.

Here in Bad Hinterfeldwaldwiesenkirchen (Hessen, 30k inhabitants on 75qkm) ne apartment costs about 800k.

Monthly I would plan like rent min 750€, you have to make reserves (keyword house money has been called) (defect heating, water damage, house stash, property tax etc) + the normal costs like müll, water, waste water

97sqm but only two rooms? These are more halls than rooms…

I would basically be cautious, façade and roof may be refurbished soon and there are no reserves

Costs can only be calculated if you know your equity. It also depends on how old the mother is. The financing should be completed when the retirement age is reached. This then affects the monthly payment.
